RELOCATOR HOMES

Relocating an existing house requires accurate, professional documentation to support planning approvals, site assessment, and compliance with current building regulations. We provide drafting services for relocator homes, preparing measured and as-constructed drawings that clearly document the existing structure and support assessment by councils, certifiers, engineers, and other consultants.

What Is Involved?

Relocator home drafting involves documenting an existing dwelling prior to removal and preparing drawings suitable for approval and re-establishment on a new site. Drawings support development applications, building approvals, and engineering design. Clear documentation helps ensure all parties are working from an accurate representation of the house being relocated.

Older Homes

Many relocator homes are older dwellings and may include traditional Queenslander construction, non-standard framing, or historical alterations that are not captured in previous approvals. Our experience with regional and legacy construction methods allows us to accurately measure and document existing buildings, including layouts, elevations, and key construction elements.

Coordination With Consultants

Relocator projects often require coordination between multiple parties. Owner, Matt Bauer, has extensive experience with house relocation engineers such as Walker Engineering, along with building certifiers, to suit local councils, site constraints, and engineering considerations.

Contractor Experience

Owner, Matt Bauer, has extensive experience with established house relocation contractors, including QHR (Queensland House Relocators), Mackay and Sons, and David Wright House Removers. This insight into relocation methods, installation, and documentation ensures drafting is aligned with how relocator homes are engineered, and re-established.

Limitations

Relocator home drafting does not guarantee approval, as final decisions are made by the relevant authority. However, professionally prepared documentation provides a critical foundation for assessment, allowing councils and certifiers to review the proposal clearly and advise on conditions, or required modifications.

Our Approach

Our approach prioritises accuracy, clarity, and buildability. We focus on producing practical, well-coordinated drawings that support the relocation process from initial assessment through to re-installation. This includes consideration of footing systems, structural support, and construction methods commonly associated with relocated homes.

Why Choose Us?

With experience across the Wide Bay, Gladstone, and Fraser Coast regions, we offer a structured, process-driven approach to relocator home documentation. By combining construction knowledge, drafting expertise, and collaborative coordination, we support smoother approvals and more predictable outcomes for clients.

FAQ'S

Frequently Asked Questions

Please reach out if you cannot find an answer to your question.

Yes. Councils and certifiers typically require drawings that document the existing house and demonstrate where it will be sited. The Engineer will also require plans to assist in the structural assessment and upgrades.

Requirements vary by council and site, but commonly include floor plans, elevations, site layout, and documentation of structural elements. Additional engineering or survey information, bush fire upgrades, energy efficiency and septic designs may also be required (site dependant).

Typically, drawings are prepared before relocation to support approvals. In some cases, additional as-constructed documentation may be required after re-installation, depending on approval conditions.
